The Codman Square Neighborhood Development Corporation has big plans for the area just east of the Fairmount Line’s proposed Talbot Station—now in the 60 percent design stage at the MBTA. The first neighborhood charette on Codman’s ever expanding plan was held earlier this month, taking suggestions from neighbors on what to do with several industrial buildings and vacant lots the NDC owns or plans to own.

The NDC already owns the site of the future Levedo Building at 241 Talbot, where they plan to break ground next month, and of course the already complete Talbot-Bernard homes across the tracks, but along New England Avenue they are actively picking up more property.

They recently signed an agreement to buy the My Three Son’s Car Wash at 14 New England Ave., which sits on a quarter-acre lot. They are also in discussions with several of the surrounding property owners, potentially resulting in around an acre of new holdings in all. Now a group of rough around the edges industrial buildings, the change of ownership could set an entirely new tone for the neighborhood.

“Fourteen New England we hope is a first step in a major project right there at the transit node,” said Mark Dinaburg, Codman’s director of real estate. “That’s what the planning charette was about, figuring out how all the pieces work together.”

Architect and planner Arturo Vasquez is taking many of the suggestions collected at the meeting and turning them into a few potential development options for the property. That process could be complete as early as June, with community meetings for the project beginning much later in the year or early in 2010.

A meeting to talk about greenspace in the neighborhood is also scheduled for May 30 at 10 a.m., outside at the corner of Darlington and Southern.
