A developer has filed plans to build a five-story, 25-unit condo building at 157 Granite Ave. in Dorchester, steps from the Granite Avenue Bridge over the Neponset River.

In his filing with the Boston Planning Department, Denis Keohane says his $10.6-million project would have 25 parking spaces - on what is now an undeveloped lot full of ledge, between an apartment building and an office building, with the Cedar Grove Cemetery out back.

The filing says Keohane will sell four of the units as affordable.

The land is currently zoned for a single-family home, but Keohane will ask the city Zoning Commission to change that to a "multifamily residential" zone, because the lot's nearest residential neighbor is a 40-unit apartment building next door. Even with the change, the project would still require variances from the Zoning Board of Appeal, including for the building's height and rear and side setbacks.

The plans call for taking out 29 trees on the site - and planting 15 new ones.

Keohane bought the roughly half-acre parcel from the cemetery for $601,000 in 2017, according to Suffolk County Registry of Deeds records.
