Six-story residential building approved on Mass Ave.

A developer’s plan to build a six-story, mixed use building near Edward Everett Square won approval from the Boston Planning & Development Agency’s board of directors last Thursday evening. The building at 1258-1272 Massachusetts Avenue will replace what is now a used car lot.

It will house 40 residential rental units, including five affordable units. The $12.5 million project will also include 37 off-street parking spaces and ground floor retail space in just over 42,000 square feet of space. As currently proposed, the 40 residential units will consist of 10 studio units, 15 one-bedroom units, and 15 two-bedroom units, according to the BPDA (formerly called the BRA).

The project will result in “new pedestrian and commercial activity along Mass Ave., reconstructed sidewalks along the project site to meet Complete Streets guidelines, and a $10,000 contribution for maintenance and improvements to Clifford Playground in Dorchester,” the agency announced in a statement last Friday.

The developer is Doug George, who lives in Dorchester and owns Roseclair Development LLC. The proposal won approval from the McCormack Civic Association two days before the BPDA vote.
